What I’m seeing
- Homes listed right now carry a median asking price of $524,900, well above the $317,500 median that homes actually sold for over the past year. Part of that is the mix of homes on the market today, and it’s the reason I price from closed sales rather than from other listings.
- Homes are selling at a steady pace. The typical listing has been on the market about 15 days.
- Inventory is tighter than a year ago: 34 single-family listings now versus 41 in October.

About Prospect
Prospect sits along Routes 68 and 69, between Waterbury, Cheshire and Naugatuck.
Much of the town is wooded and residential, with homes on larger lots.
Homes are mostly single-family colonials, ranches and capes, and there are not many for sale at a time.
