Rates tick back above 7% as fall listings arrive

The 30-year rate moved up to 7.03% this week. Across central Connecticut, well-priced homes are still going under contract in about two weeks.

What the rate move means

The average 30-year fixed rate rose to 7.03% from 6.95% last week, according to Freddie Mac. On a typical Southington purchase with 20% down, that’s about $19 a month more than last week, and roughly $170 a month more than a year ago, when rates were near 6.30%.

Small weekly moves like this rarely change whether someone can buy. What matters more is being pre-approved at today’s rate, so you know your real number before you fall for a house.

Spotlight: Southington

Single-family homes in Southington sold for a median of $440,000 over the past year. There are 72 on the market right now, and the typical listing has been up about 13 days.

Asking prices on current listings are running a little above what homes actually sold for, which tells me sellers are still testing the top of the market. The homes that sell quickly are the ones priced from real closed sales, not from other listings.

If you’re buying

Fall usually brings a second wave of listings before the holidays. Get your pre-approval updated, decide on your must-haves, and be ready to move on the right house in the first week it’s listed.

If you’re selling

Buyers are still active, but they’re watching payments closely. A realistic list price and a home that shows well on day one are what bring multiple offers right now.
